Overview | Scope of Work

This architectural landmark building in South Mumbai was completed in 1903 and remains today one of the preeminent hotels in all India as well as the corporate icon for Taj Hotels Worldwide. The Indo-Saracenic architecture is graced with a large central Florentine Gothic Dome. The building facades are exposed to dramatic climate changes on the sea front, annual monsoons, settling of earth and maintenance lapses on and off over the past 120 years. The client endeavored to return the building to its original design, which requires removal of added elements and restoration of all facade components. Extensive survey work and testing was required to ensure that remediation of the facade was in concert with restoration of the supporting structure and operating systems within the building. Ultimately, the facade will be returned to its original glory as envisioned by the design architects in the late 1800’s while improving the long term performance of the façade elements.

Scope of work

Our firm provided review of façade preservation documents, developed opportunities to enhance performance with minimal aesthetic impact façade, preservation survey, quantity survey, unit price development, testing and facade construction management of facade remediations. Post the 2008 Mumbai Attacks 26/11 we mobilized site inspections and forensic review of façade elements, developed remediation plans and provided oversight during the construction of the replacement damaged façade elements and monumental skylights.
